Lambeth Council has approved the New Homes Hexagon project, a plan that will see Countryside Properties (UK) Limited construct over 500 new homes across six sites in the borough, subject to planning permission. Half of these homes will be designated as affordable housing.

The decision was made during a recent Cabinet meeting, where councillors discussed the project's details and its potential impact on the community. Councillor Danial Adilypour, Deputy Leader of the Council (Housing, Investment, & New Homes), confirmed that 70% of the affordable homes would be for social rent.

The six sites that make up the New Homes Hexagon are located at Denby, Kennedy, Wotton, Blackhall, Jonathan and Lawson Street, and Phase 2 of Night's Walk.

Officers clarified during the meeting that the minimum requirements for affordable housing would be incorporated into the development agreement. To ensure compliance, the agreement includes a provision to terminate the contract if Countryside Properties (UK) Limited fails to meet these requirements.

While the project aims to address the pressing need for affordable housing in Lambeth, some councillors raised concerns about ensuring the developer delivers the proposed number of social homes and preventing affordable and social stocks from entering the private market. Officers assured the cabinet that the agreement would be legally binding and closely monitored.

The New Homes Hexagon project is expected to have a start on site of 227 affordable and social homes by 2030. The meeting information does not provide an expected completion date.
