Bexley Council's Planning Committee approved an application on Thursday, 31 July 2025, concerning flood risk and drainage at a proposed residential development at 176 Slade Green Road, Erith, despite objections from the Lead Local Flood Authority (LLFA) and a local councillor.
The application, 25/00147/FULM, sought to vary condition 2 of a prior planning permission (23/01307/FULM) for a four-storey building with 44 residential units. The proposed changes included the removal of a basement car park, the addition of rooftop plant within an acoustic enclosure, and alterations to landscaping.

The planning officer's report highlighted that the LLFA had not addressed flood risk or drainage concerns. The LLFA confirmed that the submitted information did not adequately address these issues, and that their previous comments remained valid, according to the meeting transcript.
Councillor Borella objected to the application citing a lack of engagement from the developer, the removal of car parking, changes to the building's height, a lack of affordable housing, and a further reduction in amenity space.
Despite the removal of the basement car park and the reduction of on-site parking from 36 to 22 spaces, the Highway Authority did not object, provided that previously secured conditions and obligations remained in place. These conditions include a car club, travel plan approval, public transport enhancement contribution, and highway works.
