Wood Green, London – Timber Yard Redevelopment Plans Unveiled
Wood Green, London – Plans to redevelop the Timber Yard on High Road, Wood Green, have been presented to the Haringey Council's Planning Sub Committee, outlining a proposal to construct 36 new residential units. The development, located at 289-295 High Road, Wood Green, N22 8HU, aims to provide new homes within two blocks and mews buildings, alongside essential amenities and landscaping.
The Planning Sub Committee reviewed the pre-application briefing, which included details of refuse and cycle stores, parking provisions, and landscaping plans. Samuel Uff introduced the report, highlighting that 96% of the apartments would have dual or triple aspects, with the remaining units featuring an east-facing orientation towards the High Road. All apartments are designed with private balconies that meet London Plan standards.
Affordable housing is not anticipated to be included in the scheme due to viability concerns, a point that the committee intends to fully investigate. The design, described as a work in progress, aims to respect the locally listed building at the former Fishmongers Arms to the south. Design officers praised the scheme's elegant proportions but suggested refinements to the corner balconies to avoid overlooking existing neighbours. The applicant is working to move as many of the balconies as possible to the rear of the building, but there is more work to be done sorting out exactly how those corner balconies will project.

The proposal includes an internal courtyard, with ongoing efforts to refine the design of corner balconies. The applicant initially assumed that the space to the front of the site was within their ownership; however, it is highway land. If the redevelopment results in any loss of employment land, the council will seek a financial contribution through the obligations SPG. The development is planned to be car-free, with restrictions on residents obtaining car parking permits. The applicant will provide car parking spaces for residents with disabilities, accessible from the shared access road.
