Lambeth Council's Planning Applications Committee has approved plans for student housing and industrial space at 6-12 Kennington Lane. The decision, made at a meeting on Tuesday, July 29, 2025, paves the way for a mixed-use development that aims to revitalize the area.

The application, submitted by Unite Group Plc, involves the demolition of existing buildings and the construction of a new complex featuring 511 purpose-built student accommodation rooms, 2,241 square meters of industrial space, and 499 square meters of flexible community space. The development is designed with two key building elements: a west tower reaching 50 meters and an east tower at 37.5 meters.
During the meeting, Councillor Malcolm Clarke chaired the committee, with members including Councillors Saliha Jaffa, Dio Costa, and Paul Valentine. Councillor Ibrahim Dogus joined the committee later in the meeting.
The committee heard that the development would provide much-needed student housing while also contributing to the borough's housing targets. The 511 student rooms are estimated to equate to 214 residential homes.
The committee also discussed the affordable housing component of the project. While the initial proposal included 35% affordable student accommodation, officers raised concerns about the impact on conventional housing in the borough. In response, the applicant agreed to a blended approach, providing 30% affordable student rooms and contributing £2.71 million to fund affordable C3 housing in Lambeth. The £2.71 million contribution will be used to fund affordable C3 housing in the borough and is secured through a Section 106 agreement.
Councilor Costa expressed support for the application, stating it was a better use of the land than what currently exists. Councilor Valentine echoed this sentiment, emphasizing the importance of the London Living Wage. Councilor Jaffa also voiced her support, highlighting the accessibility considerations and traffic management plans.
During the meeting, officers clarified that the community space could be used for various purposes, including healthcare facilities, nurseries, learning institutions, and meeting places. The committee emphasized the importance of the space being accessible to diverse community members.
Ultimately, the committee voted to approve the application with conditions and a Section 106 agreement, subject to any direction received from the Mayor of London. The application is subject to any direction that may be received following referral to the Mayor of London. The conditions include ensuring the development aligns with Site Allocation 7 of the Site Allocation and Development Policy Plan and contributes to strategic housing delivery targets.
