Thamesmead is set to welcome a new industrial building at 138-140 Nathan Way, following approval from the Greenwich Council Planning Board.

The board convened on Tuesday, 21 October 2025, and granted full planning permission for the project, which involves demolishing an existing industrial warehouse and constructing a flexible-use building suitable for industrial and warehouse purposes (Use Classes E(g)(iii), B2, and B8). Andrew Winter, a planning associate at Stantec, stated that the proposal would create jobs and be highly energy efficient.

The development will include associated car and cycle parking, electric vehicle charging points, a substation, service areas, hard surfacing, landscaping, and utilities. The application site benefits from flood defenses and is located within a strategic industrial land designation and a flood zone. The board also received a report that the development will achieve a BREEAM Excellent rating of 83% and reduce CO2 emissions by 106%, using a mix of air source heat pumps and solar PV panels.

During the meeting, Councillor David Gardner, Deputy Mayor, inquired about transport improvements, particularly for cycling and walking. The planning officer confirmed that £50,000 would be allocated to the Ridgeway cycleway, and £40,000 for public realm improvements along Nathan Way and Kellen Road. The £40,000 allocated for public realm improvements along Nathan Way and Kellen Road will be used for improvements along the full path, as well as traffic and road signage. Councillor Gardner suggested a crossing point from the Ridgeway to Kellen Road, which the planning officer agreed to consider in the financial contributions' wording.

Councillor ‘Lade Hephzibah Olugbemi raised concerns about traffic, suggesting the entrance be located on Kellen Road rather than Nathan Way. However, the planning officer explained that the service yard is situated on Nathan Way due to better HGV access.

Councillor Olugbemi also inquired whether the developers would consult with existing businesses and offer job opportunities to local residents. Andrew Winter affirmed their commitment to meeting that objective.

The recommendations were approved, subject to conditions and a Section 106 agreement, with an amendment to include consideration of a crossing across Kellner Road between the Ridgeway and the application site.
