Rent arrears are the leading cause of social housing evictions in Croydon, according to a recent review by the Croydon Council Scrutiny Homes Sub-Committee. The committee met on Wednesday 5 November 2025 to discuss the work of registered social landlords (RSLs), also known as housing associations, operating within the borough.

Responses from seven of the largest housing associations in Croydon – Wandle, Clarion, L&Q, ccha, Hyde, Notting Hill Genesis (NHG), and Southern Housing – were collated and shared with the sub-committee. The questionnaire covered development, allocations and evictions, repairs and maintenance, anti-social behaviour, and communication and partnership working.

Southern Housing reported that of the seven evictions that took place, six were for rent arrears, and one was for a tenancy breach. Details of the specific tenancy breach were not provided in the report. Wandle carried out two evictions in Croydon in 2024/25, both for rent arrears, however in both cases the properties had been abandoned.
