Lambeth Council's Planning Applications Committee has approved the expansion of St Mary's Nursing Home in Streatham, which will provide 40 additional bedrooms, bringing the total number of bedrooms on site to 123. The expansion also includes enhanced facilities at the 3 Tooting Bec Gardens location.

The committee reviewed the application on Tuesday 18 November 2025, and resolved to grant conditional planning permission for the phased development. The plans include the construction of a new two-storey block to the rear of the existing wing (Phase 1), demolition and construction of a new three-storey block with basement and lightwell (Phase 2), and demolition of the first floor of the existing wing with construction of a new first and second floor (Phase 3).

The approved plans will allow for additional bedrooms, storage, and refuse facilities. The site is located within the Streatham High Road and Streatham Hill Conservation Area and is near a Grade II* listed church and a Grade II listed church hall.

As part of the approval, the developer will be required to complete a deed under Section 106 of the Town and Country Planning Act 1990. The PAC report - 24.03391.FUL - St Marys Nursing Home v1 outlines the planning obligations, which include an Employment and Skills Plan, a monetary contribution of £11,570, a Biodiversity Net Gain (BNG) Plan monitoring fee, and a £17,811 carbon offset contribution.

The Planning Applications Committee consists of seven councillors, including Councillor Joanne Simpson (Chair), Councillor Malcolm Clark (Vice-Chair), Councillor Scott Ainslie (Group Leader), Councillor Martin Bailey (Chair of Pensions Committee), Councillor Diogo Costa (Policy Lead for Digital, Data and Insight), Councillor Issa Issa (Deputy Cabinet Member for Planning Strategy, Investment and Housing Delivery) and Councillor Emma Nye. The meetings are normally held on a Tuesday evening at 7pm and are held 1 or 2 times a month. Members of the public, visiting Ward Members and officers are encouraged to attend virtually. The meetings are broadcast on the Lambeth Council website.

The Director of Planning and Sustainability recommended that conditional planning permission be granted subject to the completion of a deed under Section 106 of the Town and Country Planning Act 1990 containing the planning obligations as set out in the Public reports pack Tuesday 18-Nov-2025 19.00 Planning Applications Committee. The committee agreed to delegate authority to the Director of Planning and Sustainability to finalise the conditions and planning obligations.
