Colliers Wood Redevelopment Plans Face Scrutiny After 'Red Verdict'

Plans to redevelop a vacant car park site south of Britannia Point in Colliers Wood are under increased scrutiny after receiving a 'Red verdict' from the Merton Council Design Review Panel for the second time. The panel previously flagged the development with a 'Red verdict' on 7 August 2025.

The proposal includes three buildings comprising an apart-hotel, co-living units, residential units with commercial uses, and associated public realm and landscaping. The design was reviewed at a meeting on Wednesday, 19 November 2025.

The agenda for the meeting indicates that several Development Plan policy considerations are potentially relevant to the design. These include considerations regarding archaeology and flood plains, as the River Wandle Flood Zone 3a encroaches slightly into the site from the north-west. According to the Public Reports Pack, other key policy considerations include those regarding Conservation Area (NO1), Listed Building (NO2), Locally Listed Building (NO3), Nature Conservation or Open Space (NO4), Scheduled Ancient Mon. (NO5), and UDP/LDF Site Proposal.

The site's buildings will be visible from the surrounding Wandle Valley Conservation Area, notably Wandle Park to the north. The site is also adjacent to the listed Singlegate Primary School and within sight of the listed Colliers Wood tube station. Furthermore, the site sits adjacent to the locally listed Christ Church.

The Wandle Valley site of Importance for Nature Conservation (SINC) is adjacent to the site on its north-west side, and it will also be visible from within Colliers Wood Rec. The site and buildings will be visible from within the Merton Priory Scheduled Ancient Monument.
