Hillingdon's Planning Committee has granted approval for the expansion of the Ariel Hotel in Heathrow Villages, allowing for the addition of 113 hotel rooms and the construction of a new apart-hotel building.
The decision, made at the committee meeting on Wednesday, January 14, 2026, greenlit the reconfiguration, alteration, and extension of the existing four-storey hotel to accommodate the increased capacity. The expansion will see the hotel's total number of guest rooms rise from 186 to 299.

In addition to the hotel extension, a new four-storey apart-hotel building will be erected on the northern part of the site, replacing single-storey garages and existing car parking. This new structure will provide an additional 99 apart-hotel units.
The plans also include significant enhancements to the site's landscaping, with the introduction of new soft landscaping and green roofs on both the extended hotel and the new apart-hotel building. The existing car park will be reduced from 118 to 55 spaces to facilitate the development. This reduction of 63 spaces is accompanied by the provision of 12 active electric vehicle charging points and 28 cycle parking spaces. A Travel Plan is also recommended to encourage a sustainable transport modal shift.

The committee report indicated that the proposal was considered acceptable in terms of design, scale, and massing, being comparable to the surrounding context. Concerns raised by the Harlington Conservation Area Advisory Panel and a local resident regarding scale, design, and impact on neighbouring amenity were addressed within the committee's assessment.
The expansion is expected to support tourism infrastructure by providing additional hotel rooms and apart-hotel units, helping to meet the demand for visitor accommodation linked to Heathrow Airport. This aligns with the objective to optimize land near significant transport nodes and support tourism infrastructure, as outlined in the Local Plan and London Plan policy objectives.
The expansion of the Ariel Hotel includes a Construction Employment Training Scheme and an End-User Employment Scheme. Furthermore, a Healthy Streets/Active Travel Zone contribution of £112,700 and an Air Quality Mitigation contribution of £88,533 are part of the development. To mitigate potential noise and disruption during construction, a Construction Management Plan condition is recommended. This plan will detail phasing of works, hours of operation, vehicle access, traffic management, parking provisions for contractors, and measures to reduce dust and emissions.
