Barnet Council's Cabinet has been presented with an update on the regeneration of Brent Cross, highlighting significant progress in delivering new homes and community infrastructure.

The Brent Cross Cricklewood Regeneration Programme has achieved major milestones, including the completion of Plot 14, bringing the total number of homes delivered to 979, alongside 662 student rooms. This development is contributing to a new community of over 3,000 people.

Looking ahead to the first half of 2026, the programme is set to progress with the demolition of the Whitefield high-rises and the Hendon Waste Transfer Station now complete. Construction is underway on Plot 1, which is on track for completion in May 2026 to accommodate Sheffield Hallam University's September intake. Plot 15 is also progressing well on-site.

Key infrastructure and community assets are also advancing. Detailed design for the Main Energy Centre is being finalised, with contractor procurement underway with a view to construction commencing later this year. Redesign work for Claremont Primary School is underway, with a planning submission targeted for the second half of the year. The first phase of Clitterhouse Playing Fields is proposed to commence in spring. This phase will include a north-south connection across the playing fields, the farm playground (with relocation of equipment from the Exploratory), the northern play and sport facilities, and improvements to create a large open area lawn adjacent to Claremont Road. Permanent works to Purbeck Drive, developed with local residents, will also be undertaken at the same time.

In terms of land sales, progress is being made on Plot 11, with the Council delegating authority to the Chief Executive, in consultation with the Leader of the Council, to finalise heads of terms and complete the necessary documentation for its sale for hotel use. This is in line with the approved Third Phase Proposal.

The report also outlines upcoming development plots and third-party land sales, with the fourth phase of the regeneration expected to bring forward residential-led development south of the station. This phase includes plots for market homes, affordable homes, and a site for co-living use.

Significant progress has also been made regarding Vattenfall's divestment from the Master Concession Agreement. The Council, acting as landowner and shareholder representative, will delegate authority to the Chief Executive, in consultation with the Leader, to approve the Change of Control and associated documentation, following due diligence.
