Newham Council's Strategic Development Committee has approved plans for 176 new homes in Canning Town, with 35% designated as affordable housing.

The development, located at 10-11 Brunel Street and 36-48 Shirley Street, will consist of three blocks ranging from four to twelve storeys in height. Of the 176 residential units, 41 will be for social rent and 21 for shared ownership.

The committee heard that while the scheme falls short of the 39% target for family-sized units, 29% of the housing mix will be family-sized, with most of the social rent units being family-sized. A financial viability assessment supported this housing mix.

Concerns regarding play space were addressed by a Section 106 obligation to fund improvements to the route to Kier Hardie Recreation Ground. Transport for London's request for a £250,000 contribution towards Canning Town Station improvements was deemed disproportionate due to the scheme's viability, with a £31,000 contribution accepted instead.

Overall, the development was considered acceptable due to its high proportion of affordable housing and the quality of its design. Visual renderings were presented during the meeting, and the design was praised for its quality, being considered acceptable in the context of Canning Town's existing tall buildings. Impacts on neighbouring amenity were deemed acceptable and outweighed by the benefits.
