Newham Council's Strategic Development Committee has deferred a decision on a housing development proposed for 1 Stansfeld Road in Beckton. The committee cited concerns over affordability, developer profit, and the proposed housing mix as reasons for the deferral.

The application, which sought to demolish the existing structure and redevelop the site to provide 79 new homes across four blocks ranging from four to six storeys, was discussed at a meeting on Tuesday, April 28, 2026.

Councillor Blossom Young highlighted the importance of genuinely affordable homes and questioned the viability assessment presented by the developer. Councillor Madeleine Sarley Pontin expressed disappointment with the design feedback from the Design Review Panel and the perceived lack of architectural flair.

Councillor Terence Paul raised concerns about the applicant's characterisation of the Beckton location as suburban and its proximity to the council offices.

The committee voted unanimously to defer the application, requesting further dialogue on developer profit, potential grant applications, on-site affordable homes, design clarifications, and a review of the housing mix to improve viability.
