New homes are set to be built behind Olive Road in Brent, following a decision by the council's Planning Committee.

The committee granted planning permission for the demolition of existing garages, which were used as lock-up storage garages with an area of hardstanding to the rear, and the erection of a two-storey building with a basement level to provide two two-bedroom residential dwellings at the rear of 60 Olive Road, London.

The development was considered an acceptable intensification of a small, underutilised site within a priority area for new homes, aligning with the London Plan and Brent Local Plan policies. The design was deemed to be of a high quality, with appropriate scale and massing that would not harm the character and appearance of the local area.

The new homes will provide adequate internal and external amenity space for future residents. While the Urban Greening Factor falls below the target of 0.4, this was considered acceptable given the site's constrained nature. The proposal will also achieve a mandatory 10% biodiversity net gain through off-site measures.

Concerns raised by objectors regarding privacy, daylight, sunlight, and construction impacts were addressed, with conditions imposed to mitigate potential issues. The development will result in the removal of existing garages, but this is not expected to displace parking, and the reinstatement of the crossover will create additional on-street parking spaces.
