Hillingdon Council's Planning Committee has approved plans for the construction of 52 new homes at Hayes Park West.

The development will involve the partial demolition and redevelopment of the existing multi-storey car park to create the new homes, along with landscaping, car and cycle parking, and play space.

The approved plans include 19% affordable housing, comprising seven social rent units and three intermediate tenure units. The development also aims to regenerate a redundant site and contribute positively to the borough's housing supply.

Despite concerns about a very low level of less than substantial harm to the setting of the Grade II* listed Hayes Park Central and South buildings, the committee determined that the public benefits of the proposal, including the provision of much-needed housing, outweighed these concerns.

A Section 106 legal agreement will secure various contributions and provisions, including affordable housing, health contributions, managed public access, active travel improvements, carbon offsetting, public open space enhancement, an employment and training scheme, parking permit restrictions, and a project management fee.

The Hillingdon Planning Committee convened on Thursday, 4 June 2026, to consider this and other planning applications. The decision to approve the Hayes Park West development was made during this meeting.
