Hillingdon Council's Planning Committee has granted approval for a significant development in Hayes Town Centre, paving the way for hundreds of new homes and a community centre.

The decision, made at a meeting on Thursday, 4 June 2026, greenlit reserved matters applications for Phases 2 and 3 of the development at Land at Austin Road.

Phase 2 will see the construction of ten new dwellings, comprising eight two-storey, three-bedroom homes and two three-storey, four-bedroom homes. These houses will front onto Austin Road, which will be realigned and feature new surfacing and landscaping.

Phase 3 includes a block of development with three-storey townhouses facing Austin Road and apartments ranging from six to nine storeys in height. A new community centre, providing 169sqm of space, will also be located within this phase, replacing an existing facility.

In total, 239 dwellings will be delivered across these two phases, consisting of 211 socially rented units and 28 private rented units. This development is part of a larger scheme that will ultimately provide 420 homes and a community space.

The project aims to increase housing density and optimise land use, aligning with the borough's housing targets and the London Plan's objectives for efficient development on brownfield sites. The design aims to respond to the urban town centre context, with varied building heights and architectural detailing intended to create visual interest and integrate with the surrounding area.

The development also includes substantial landscaping, public open space, and play provision, contributing to the quality of the public realm and the well-being of future residents. The scheme aims to achieve a high Urban Greening Factor score, exceeding the London Plan target.
