Orpington residents have been granted permission for a single-storey rear extension with a roof lantern and a first-floor side extension at 32 Dale Wood Road (BR6 0BZ).
The decision was made by Bromley Council's Plans Sub-Committee No. 1 on Thursday, August 13, 2026. The application was called in for committee review due to the property's location within 'The Knoll Area of Special Residential Character (ASRC)'.

Officers recommended approval, stating that the development would not negatively impact the appearance of the host dwelling or the distinctive qualities of the Area of Special Residential Character. They also concluded that the amenities of neighbouring residential properties would not be adversely affected.
The proposed development at 32 Dale Wood Road includes a single-storey rear extension with a roof lantern and a first-floor side extension. Internally, the new spaces will provide a side garage, utility room, and kitchen area on the ground floor, and an en-suite bedroom with a dressing room, an additional bedroom, and a bathroom on the first floor. The specific dimensions of these extensions in terms of total square footage were not provided, but figures for the existing and proposed ground and first-floor plans are available.
Dale Wood Road is characterised as a residential street featuring a majority of post-war detached two-storey properties set in spacious plots, often built with Arts and Crafts features. Properties in this ASRC are typically rendered in white, with pitched roof front elevations, bow windows at ground floor level, and cased panelled windows inset in sizeable plots. The proposed extensions' materials are intended to match those of the host dwelling. Furthermore, the assessment considered that the first-floor side extension would maintain a 1-metre gap as separation between the application site and its neighbouring property at first-floor level. This extension is also designed to be similar to that of the adjoining neighbour, aiming to reintroduce visual balance to this pair of semi-detached dwellings.
While no objections from neighbours were received for this specific application, other applications discussed at the meeting, such as one at 15 Wickham Road, Beckenham, BR3 5JS, did receive representations. These included concerns about highway safety risks, traffic congestion, insufficient parking, inadequate servicing arrangements, loss of residential amenity, increased property height, impact on natural light, proposed café opening hours, and general overdevelopment of the site.
