A 14-storey student accommodation block has been approved for construction at 1-3 Sussex Place, Hammersmith, following a decision by the Hammersmith and Fulham Planning and Development Control Committee on Tuesday, September 15, 2026.
The approved plans include the demolition of the existing building and the erection of a 14-storey structure, plus a basement, to provide 291 student bedrooms. The development will also feature associated communal facilities, a roof terrace, cycle parking, refuse storage, and landscaping.

The committee's decision was made after considering the application 'recommended for approval, subject to conditions and the completion of a satisfactory legal agreement'. The justification for approval highlighted that the proposal was 'considered acceptable in principle, with justification provided for the loss of office space and demonstrated demand for student accommodation'. The design, scale, and massing were deemed appropriate, respecting the local context and heritage assets. Any resulting harm was considered to be outweighed by the public benefits of the scheme, including the delivery of student accommodation and contributions towards public realm improvements. The development was also considered to have acceptable impacts on residential amenity, highways, and environmental considerations.
Beyond student accommodation, the development at 1-3 Sussex Place will include contributions towards public realm improvements. Furthermore, a Section 106 agreement was required to secure affordable housing, carbon offsetting, parks contributions, air quality monitoring, highways improvements, and other provisions, as detailed in the Public reports pack 15th Sep 2026 19.00 Planning and Development Control Committee.
