Greenford Park industrial site set to double in size following planning approval.
Ealing Council's Planning Committee has granted permission for the demolition and redevelopment of Unit 3 Greenford Park, Auriol Drive, which will see the industrial floorspace on the 2.8-hectare site increase from 10,463 sqm to 18,043 sqm.
The approved plans include the construction of two modern warehouse buildings, subdivided into six flexible industrial units, with ancillary office floorspace. This redevelopment aims to optimise the site's functionality, improve servicing arrangements, and provide modern accommodation for small and medium-sized enterprises.

During the committee meeting, councillors raised concerns regarding the reduction in parking spaces from approximately 150 to 75, despite the increase in floor space. Officers explained that this reduction is justified by the site's low Public Transport Accessibility Level (PTAL) of 1b, alongside the provision of extensive cycle parking and measures to promote active travel. A Transport Assessment predicted fewer vehicle movements than the existing lawful use.
A Car Parking Design and Management Plan would be secured by condition to address the layout and management of general and Blue Badge parking, prevent parking in undesignated areas, manage active and passive electric vehicle charging provision, and provide for a phased reduction in car parking. The plan would be implemented prior to first occupation and retained for the lifetime of the development.
Further discussions addressed potential congestion on Auriol Drive and Oldfield Lane North. Assurances were given that financial contributions have been secured for transport improvements. Specifically, £50,000 is allocated for 'Active Travel Mitigations' to fund a new zebra crossing on Oldfield Lane North near the Auriol Drive junction, and £30,000 is for 'Local Cycle Network Improvements'. The development will also feature 30 EV charging points and 68 cycle parking spaces. A new active travel only connection to either Carr Road or Rothesay Avenue has also been secured.
The project is committed to a zero-carbon target on-site through energy efficiency measures and the installation of 1,516 roof-mounted solar panels. These panels are projected to provide around 544,000 kilowatt hours per year, contributing significantly to the on-site zero-carbon target.
It is set to deliver a Biodiversity Net Gain of over 51%, significantly exceeding the statutory 10% requirement. Specific enhancements include modified grassland, amenity shrub planting, seven cycle stores with green roofs, ten new small native trees, and new native hedgerows along the eastern and southern boundaries, all to be implemented on-site.
A Section 106 agreement has secured financial contributions totalling £730,102 for various improvements, including active travel, air quality, affordable workspace, and tree planting. The development also includes obligations for employment skills and training, with 12 full apprenticeships and 20 work placements to be created. The applicant is required to submit an Employment, Learning and Skills Plan for approval by the Council, which will include notification of job vacancies exclusively to Ealing residents and the Council's nominated job brokerage agency(ies) for a minimum of 14 days. Local labour targets and skills development are also part of the plan, aiming to support vulnerable residents.
Concerns about noise impact on nearby residential properties were addressed, with officers confirming that the development is unlikely to cause adverse effects due to the distance and intervening screening. The proposal also includes measures to ensure a low noise impact overall.
The planning committee unanimously approved the application, subject to conditions and the completion of the Section 106 agreement. The redevelopment is expected to enhance the industrial capacity of Greenford Park and contribute to local employment and environmental sustainability.
More information on the planning application can be found in the Public reports pack for the meeting on Wednesday 21 October 2026.
