Camden Council has given the green light to the West Kentish Town Estate redevelopment, a project set to transform the area with new homes and commercial spaces. The masterplan aims to deliver 40% affordable housing.

The Camden Council Planning Committee convened on Thursday, 11 December 2025, and approved a hybrid planning application that includes both full and outline planning permissions for the estate, which is bounded by Queen's Crescent, Grafton Road, and other local streets. The decision follows a recommendation from the report pack to grant conditional approval, pending referral to the Mayor of London, finalisation of condition wording, and completion of a shadow Section 106 legal agreement.

Detailed planning permission covers Development Plots A1 and D1. These plans involve demolishing existing structures and constructing new buildings that will house residential dwellings (Class C3) and flexible commercial spaces (Class E). The detailed plans also include temporary hard and soft landscaping.

Outline planning permission was granted for the phased development of Development Plots A2, A3, B1, C1, D2, D3, E1, E2, F1, F2 and G1. This includes demolishing all existing above-ground structures and erecting new buildings for residential dwellings (Class C3) and flexible commercial spaces (Class E), along with new pathways, play space, and landscaping. Specific details regarding the play space and landscaping will be determined at the Reserved Matters stage.

The Planning Committee also addressed other significant planning applications, including developments at 180 Arlington Road and 14 Parkway, a change of use application at Car Park, Dobson Close, and extensions and alterations at 120 Holborn. The meeting was attended by Councillor Heather Johnson, Councillor Edmund Frondigoun, Councillor Sagal Abdi-Wali (Cabinet Member for Better Homes), Councillor Lotis Bautista, Councillor Tommy Gale, Councillor Liam Martin-Lane, Councillor Adam Harrison (Cabinet Member for Planning and a Sustainable Camden and Deputy Leader), Councillor Samata Khatoon, Councillor Andrew Parkinson, Councillor Tom Simon ( Leader of the Opposition), Councillor Robert Thompson, and Councillor Sue Vincent.

The report recommends granting conditional full and outline planning permission for the West Kentish Town Estate, pending completion of a Shadow Section 106 Legal Agreement .
