Camden Council has approved plans to transform the Dobson Close Car Park into a vibrant community hub, offering a mix of event space and affordable workspace for local residents.

The decision, made at a Planning Committee meeting on Thursday, 11 December 2025, marks a significant step in the council's commitment to enhancing community facilities within the Hilgrove Estate. The project received conditional planning permission subject to a Shadow Section 106 Legal Agreement.

The proposal involves changing the use of the existing garage structure to a mixed-use (Sui Generis) neighbourhood centre. Plans include a community event space, affordable workspace, a community living room, and a community kitchen. The project will also see external alterations, including new windows and doors on the north, south, and west elevations, as well as the installation of two air source heat pumps along the north elevation.

The Planning Committee agenda linked here details the proposal for Car Park, Dobson Close, London NW6 4RU.

The development aims to revitalise an underutilised space within the Hilgrove Estate, aligning with Camden's Estate Mission to create creative, healthy, and sustainable communities by 2030. The Planning Committee agenda linked here notes that the site has a PTAL rating of 6a, meaning it is highly accessible by public transport.

While the upper level of the parking structure will remain as residential garages, the focus of this project is on transforming the lower ground floor internal area into a valuable community asset.

The project is subject to a Shadow Section 106 Legal Agreement, ensuring that the development aligns with the council's objectives and provides lasting benefits to the community.
