Plans to bring a mix of student accommodation and affordable homes to Rollins Street in Southwark have taken a step forward, with the Planning Committee (Major Applications) A scheduled to review the proposal. The development aims to revitalize the area near Ilderton Wharf, contributing to a mixed and inclusive community.
The project at 1 – 7 Rollins Street, application [24/AP/3575], includes the demolition of existing buildings at Ilderton Wharf, which formerly housed Jewson builders' merchants, comprising a single-storey sales building and a double-height warehouse, with a total floorspace of 658 sqm. The remainder of the 3,137 sqm site consists of external yard space used for car parking, storage and loading. The new construction will be a linked building featuring:
- A part 23 and part 27-storey tower with 477 purpose-built student accommodation rooms.
- A part 10 and part 13-storey section containing 79 affordable homes, with 58 for social rent and 21 for shared ownership.
- A part 1, part 2 and part 4-storey industrial building providing 1,747sqm of industrial floorspace, including affordable workspace.
- A flexible Class E unit at ground floor level.
- A mixed community cafe and PBSA co-working space at ground floor level.
- Landscaping, pedestrian and vehicle access, cycle parking, and public realm improvements, including blue badge car parking and new public open space.
The development is expected to incorporate sustainable design features, such as air source heat pumps and PV panels, to reduce carbon emissions.
