Greenwich Council is set to construct 12 new affordable homes in Kidbrooke, aiming to address the pressing need for affordable housing in the borough. The development directly contributes to the council's strategy to provide much-needed affordable rented homes. These homes will be allocated to those in greatest housing need, taken directly from the Council's waiting list.

The Greenwich Council Planning Board approved the construction of a part 3, part 1 storey residential building at Garages Rear of 296 To 342, 2 Wricklemarsh Road, Kidbrooke. The development will replace 37 existing garages with 12 affordable homes.
The new building will include five ground-floor wheelchair-accessible one-bedroom flats, one additional one-bedroom flat, and six two-bedroom maisonettes over two additional floors. Each ground floor flat will have access to a modest garden, while all maisonettes will feature a first-floor external terraced area. According to the Public reports pack 02nd-Jul-2025 18.30 Planning Board, five of the ground floor flats will meet M4(3) standards for wheelchair accessibility, and the remaining ground floor unit will be built to M4(2) standards for accessible and adaptable dwellings. All twelve units will be designated as affordable housing, secured through a Director's Agreement, ensuring their long-term affordability.
The development is projected to achieve a 70% reduction in CO2 emissions over Part L 2021 standards and will contribute £11,115 to the Council's carbon offset fund. In addition to the carbon offset fund contribution, the development incorporates several sustainable features into its design and construction:
- Improved U-Values
- Enhanced air tightness
- Use of mechanical ventilation with heat recovery (MVHR) to residential units
- High efficiency ASHP
- Use of Solar PV Panels
- High efficiency building services
The project also aims for an Urban Greening Factor of 0.23.
The Planning Board considered that the scheme would improve the existing street scene, replacing vacant garages with much-needed affordable rented homes. The Public reports pack 02nd-Jul-2025 18.30 Planning Board also noted that the development would include associated landscaping, access, cycle and refuse storage, and ancillary works.
