Barnet Council's Planning Committee has unanimously approved plans to increase the number of homes at the Hyde Estate Road development by 227, bringing the total to 1,564 residential units. The amendments, approved on Wednesday 15 July 2026, will also significantly boost the provision of genuinely affordable social rent homes, increasing them from 114 to 286 units. The overall affordable housing percentage will remain at 34.5% by habitable room.

Plans also include increases in building heights for Phase 2 of the development, with Blocks B10 and B11 set to rise to 29 storeys. Revisions to the public realm and landscaping are also part of the approved amendments.

Council officers attached significant weight to the public benefit of increased social rent accommodation. They considered the design-led optimisation of the site acceptable, despite the increased building heights. This conclusion was based on a robust design-led process and assessments against the Environmental Statement Addendum and assessment against London Plan Policy D9 , ensuring no unacceptable townscape, heritage, environmental, or amenity impacts.

The rationale behind the unanimous approval was based on significant public benefits including housing and affordable housing delivery . The application was recommended for approval subject to conditions, the completion of a Section 106 agreement, and referral to the Mayor of London.

The Section 106 agreement is to be completed no later than 3 months from the approval date, or within an extended period as determined by the Director of Planning and Building Control. The projected timeline for the construction and completion of the additional 227 residential units and the increased number of social rent homes anticipates first completions in April 2028 and full delivery by March 2030.
