Redbridge residents in Chadwell Heath have voiced concerns over a proposed High Road development, which was discussed at a Redbridge Planning Committee meeting on Monday, June 23, 2025.

The major application involves the redevelopment of 927 High Road and 2 and 12 Grove Road, Chadwell Heath, to erect two, four, seven, and nine-storey buildings for mixed use. The plans include one commercial unit and 96 residential units, with associated car and cycle parking, landscaping, and refuse storage.

According to the meeting summary, 37 objections from local residents were received, citing concerns over design and character, impact on neighbouring amenity, pollution, and transportation. The site is located within the Crossrail Corridor Investment and Growth Area.

The development proposes 9.4% of units to meet building regulation M4 (3)(2) 'wheelchair user dwellings' and is proposed as car-free with four disabled off-street car parking spaces. Furthermore, 20.4% of the habitable rooms will be affordable housing, with close to 30% of this at London Living Rent levels.

The Planning Committee, including Councillor Shoaib Patel, Councillor Jyotsna Rahman Islam, and Councillor Gurdial Bhamra, also discussed several other planning applications at the meeting, including:

  • A major application for redevelopment of land east of 612 High Road, Seven Kings, involving the erection of a five-storey building with 18 residential units. This application also received objections from local residents.
  • A full planning permission application for development at 3, Cecil Road, Ilford, involving a first-floor rear extension and subdivision of a house into two dwellings. This application received no objections from local residents.
  • A major application for development at Holy Trinity Church Church Hall and Vicarage 185, Hermon Hill, London, involving demolition and relocation to allow for a replacement community hall, 19 residential flats, and 9 town houses. This application received 275 objections and 30 submissions in support from local residents.
  • A major application for development at Hunter Court and Homesdale 5 to 7, New Wanstead, Wanstead, London, involving demolition and erection of a four-storey dwelling care home. This application received 3 objections and 30 submissions in support from local residents.
  • An application for a variation of Condition 2 of approved planning permission at 3, Langley Drive, Wanstead, London, involving amendments to the proposed rear patio and associated boundary fencing.
