A proposed expansion of Westminster School is facing pushback from local residents, who are raising concerns about the project's potential impact on their amenity and the surrounding area.
The Westminster Council Planning Sub-Committee is scheduled to discuss the application at its meeting on 24 June 2025. The application from Westminster Under School, concerns 22 Chapter Street and seeks permission for a single-storey roof extension, creation of a rooftop garden, reconfiguration of the servicing area off Hide Place to provide an external garden area and covered cycle parking, alterations to the north elevation to create a glazed entrance lobby atrium, and relocation of roof plant.
The council has received 53 objections to the plans, citing concerns about the school's use, design, residential amenity, environmental impact, and highway and transportation issues. Residents argue that the expansion is unnecessary, given the school's existing facilities and access to Vincent Square. They also worry about the loss of daylight and sunlight, increased noise, and traffic congestion.
However, the council has also received 10 letters of support, welcoming the enhancement of educational opportunities, the design, and the inclusion of green space and sustainable features. Supporters believe the development will enhance the building's appearance and provide valuable educational resources, such as a rooftop greenhouse and library.
The Planning Sub-Committee will also consider planning applications for Selfridges, 53 Chandos Place, and 14A Caroline Terrace at the meeting.
