These regulations cover four key consumer standards: Tenancy, Neighbourhood and Community, Transparency, Influence and Accountability, and Safety and Quality. The Social Housing (Regulation) Act, in particular, has introduced a regulatory regime for social housing, making it a key driver for the council's inspection preparedness. Awaab's Law introduces more stringent regulations around damp and mould, while the new Decent Homes standard sets a higher benchmark for social housing quality. Councillor Martin Sachs raised concerns about customer service training and requested a detailed report on data collection and analysis, including statistical validity. The current data collection for tenants' equality categories is considered a weakness, with a lack of depth and granularity. The proposed enhancements aim to gather more comprehensive data on race, sex, and gender among tenants to ensure equitable outcomes. The committee noted all three reports and requested that specific reports requested by Councillor Sachs and Councillor Javed be included in future work programmes, with a potential for some to be presented at the September meeting.
