Hillingdon Council's Planning Committee has approved plans for a new development in Hayes that will provide 14 new homes.

The decision was made at a meeting on Tuesday, July 14, 2026, where the committee considered several planning applications. The development at 266-278 Yeading Lane, Hayes, involves the partial demolition of the existing building, which currently houses ground-floor commercial shop units and first-floor residential units. The plans include the construction of a two-storey upward extension and internal works to create the residential units.

The new development will offer a mix of housing types, including 1 x three-bedroom flat, 3 x two-bedroom flats, and 1 x one-bedroom flat. A communal garden space will also be provided for residents. The proposal also includes enhancements to existing shopfronts and alterations to the front elevation to create a new central entrance to the upper floor level.

Additional external works include the provision for vehicle and cycle parking, as well as refuse and recycling storage. The service yard will also be resurfaced. The Highway Authority has raised no objection to the proposal, stating that traffic generation would be modest and capable of being accommodated on the local highway network without unacceptable congestion or highway safety impacts.

While a specific construction timeline for the Yeading Lane development was not explicitly stated, conditions are recommended to secure a Construction Management Plan. The committee approved the application as per the officer's recommendation, granting planning permission for the development. Other applications considered at the meeting included developments at 54 High Street, Ruislip, which will create five residential units (two one-bedroom flats and three two-bedroom flats), and 44 Murray Road, which will provide 5 self-contained residential flats (1 x three-bedroom, 3 x two-bedroom, and 1 x one-bedroom). The latter proposal faced objections, including a petition of 50 signatures and multiple letters of objection.

For the development at 44 Murray Road, 5 on-site car parking spaces are proposed, including 1 disabled-compliant space, and cycle parking provision would exceed minimum requirements. In contrast, the proposal at 54 High Street, Ruislip, is 'car-free' for the residential component.

Other developments discussed included the Former NCP Car Park, Bath Road, Sipson, where Phase 1 is expected to start in 2026 and be completed in 2027, with Phase 2 scheduled for 2028-2029. This site will provide significant parking, with Phase 1 offering 66 car parking spaces and Phase 2 providing 129 spaces, many with EV charging capabilities. The development at Premier Inn, 3 Riverside Way, Uxbridge, will provide 103 parking spaces, including disabled bays, and cycle parking. The Transport Assessment for this site estimates a net reduction in daily trip movements.

Several other applications were considered, including one at 15 Kewferry Road which received objections via a petition and letters, and another at 8 Kiln Way which also faced objections. The development at 54 High Street, Ruislip, also saw a petition and letters of objection, as well as representation from a Local Ward Councillor and the Ruislip Residents Association. The Former NCP Car Park, Bath Road, Sipson, received objections from the Heathrow Villages Conservation Area Advisory Panel and a legal firm on behalf of Pickering Properties Limited.
