Bromley Council's Executive committee has approved the acquisition of The Crofton
development at 208-212 High Street, Orpington, to provide 40 new social homes. The decision was made at a meeting on Wednesday, March 18, 2026.

The acquisition is contingent on securing grant funding from the Greater London Authority (GLA). Authority has been delegated to the Director of Housing, Planning, Property & Regeneration and relevant Legal Officers to finalise the necessary paperwork to enable the release of this funding. Once acquired, the 40 new residential units will be managed as part of the Council's wider social housing stock.
Full Council will be recommended to approve the addition of this acquisition to the capital programme. The scheme achieved practical completion with full Building Regulations sign off in late 2025. Future residents will be able to move into the accommodation on completion of the acquisition, after suitable allocations have been made by the Council's Housing Team.
On the ground floor of The Crofton
, there are two retail units. The larger unit is under offer to a well-known supermarket brand for use as a convenience store. The developer will retain a long leasehold interest in these units at a peppercorn rent, meaning the Council will not be responsible for their letting or management.
All associated fees for professional advice, surveys, and legal work will be capitalised and added to the overall capital draw down. Specific cost details are available in the Part 2 report, accessible via the Public reports pack for the Executive meeting.
