Wandsworth Council's Planning Applications Committee has approved modifications to the planning permission for the Ransomes Dock Business Centre, located at 35-37 Parkgate Road, SW11 4NP. The decision, made on Wednesday, 15 April 2026, followed discussions on various aspects of the proposed changes.

The approved changes include a significant reduction in the floorspace allocated for flexible office and gallery use. Originally, the basement was designated for flexible office (Class E(g)(i)) and gallery (Class F1) uses, totalling 396 sqm. The revised proposal reduces this to 148 sqm, a net decrease of 248 sqm. This reduction is attributed to the original basement space being unsuitable for commercial occupation without substantial investment and potential excavation, alongside fire regulation concerns. While a substantial reduction, council officers believe the remaining space, with a greater reliance on more functional and deliverable ground-floor commercial space, is more likely to be attractive and viable for small to medium enterprises (SMEs).

External alterations will see the redesign of a single-storey southern element, with a shift from reflective materials to a red-tone metal cladding. This change is intended to better complement the existing brick-built buildings at the site and respond to the site's industrial character, aiming for a more cohesive appearance that reflects the area's heritage. Changes to materials, the addition of new terraces, and modifications to the linking bridge are also part of the approved external works.

Internally, alterations to flats and the basement layout have been approved, alongside changes to waste and cycle storage. The relocation of the substation and the installation of plant equipment on the roof, including a green roof and solar panels, have also received the go-ahead. Councillor Coakley had raised a question regarding the green roof, which was clarified by Nigel Grainger, East Area Team Manager, who explained that opportunities for green roofs were limited due to the building's design.

Councillor Tiller inquired about refuse and servicing arrangements. Mr. Grainger explained that modifications to the waste and refuse recycling store have been made to improve accessibility for refuse collectors. Councillor Govindia had raised concerns about the reduction in commercial space and the lack of marketing by the applicant. Mr. Grainger addressed this, stating that while there was a reduction in floor area, the remaining space could still be viable for SMEs. He also confirmed that Condition 4 would cover the colour aspect of the roof materials.

Further discussion touched upon the value engineering of materials and the retention of trees on the site. Assurances were given that the proposal includes landscaping and the retention of two specific trees.
